High-end officetel Mokdong Yunseul Xi has completed preparations for its rollout. It is the first ultra-luxury officetel to go on sale in some time, following The Parkside Seoul in Itaewon and Brighten Yeouido, and it is drawing attention because it will house a membership fitness club called Concorde Club by Josun.
GS Engineering & Construction (006360.KS) said on the 20th that it will soon open the show house for Mokdong Yunseul Xi and begin the formal sales process. Built on a former KT site, Mokdong Yunseul Xi will comprise three towers ranging from six basement floors to 48 above-ground floors, with 651 officetel units of 114 to 203 square meters in usable area, along with neighborhood retail facilities and offices. Every unit will have a balcony, and some will be supplied as duplex penthouses.
Yunseul, the name used for the complex, is a native Korean word for the sparkling ripples created when sunlight or moonlight falls on water, carrying the meaning that every moment of life shines brilliantly. Mokdong Yunseul Xi presents itself as a new type of housing model called "Hypert," which combines the practicality of an apartment with high-end luxury. A GS E&C official said Hypert is a blend of the Latin word "hyper," meaning "to transcend," and "apartment," describing it as "a hybrid residential category that enables a premium community and one-stop living within the complex, based on practical floor plans in a prime location."
The complex sits near Omokgyo Station on Subway Line 5, offering strong access to major Seoul business districts such as Yeouido and Gangnam, and it is also well connected to wider road networks including Gukhoedaero, Seobu Expressway, Olympic Expressway and Gangbyeonbuk-ro, making travel by car convenient. As it is being built in Mokdong, one of Seoul's premier school districts, its educational environment is also strong. Seojeong Elementary School, Mokun Middle School, Yangjeong High School and Jinmyeong Girls' High School are located nearby, and the private academy district is within walking distance. Shopping and cultural facilities such as Hyundai Department Store, E-mart and Megabox, as well as large medical facilities including Ewha Womans University Mokdong Hospital, are close by, and Omok Park, Anyangcheon Stream and Mokdong Stadium are also nearby.
The exterior of the lower floors will feature "Yunseul," a work by world-renowned artist Ned Kahn. Kahn is an artist who visually renders the invisible flows of nature such as wind, light and water on the surfaces of buildings, and the use of "Yunseul" as the complex's name reflects this exterior feature.
A sky community is planned for the 47th floor of Tower 102, comprising a variety of spaces including a wine reserve, a private dining room, a party-style guest house, and areas for watching films, listening to music and holding meetings. A rooftop garden will be created on the ninth floor. Concorde Club by Josun, a membership fitness club operated by Josun Hotels & Resorts, will be located within the complex, and concierge service is under discussion, so residents are expected to receive premium services.
A promotional hall is operating at 405-268 Mokdong, Yangcheon-gu, and the show house will be set up at 919-8 Mokdong, Yangcheon-gu. Move-in is scheduled for the second half of 2030.
