
The number of apartments set to go on presale nationwide in September is expected to surge more than 70% from the previous month to the highest monthly level of the year, opening the autumn peak season for new home sales.
A total of 33,268 units, including rental units, are scheduled for presale this month, according to real estate data provider Budongsan114 on the 1st. The figure is up 6% from a year earlier and 74% from the previous month. It marks the largest monthly total in about three years, since December 2022, when 42,518 units were offered, and exceeds both the confirmed monthly figures for January through August of this year and the volume planned for the fourth quarter. With the government pursuing a broad expansion of housing supply, the large-scale offerings befitting the autumn peak season are expected to bring some relief to the presale market.

In the greater Seoul area, a total of 19,949 units will go on presale. That is roughly in line with the 20,018 units offered in the same period last year but 56% higher than the 12,806 units in the previous month. The concentration of supply, however, is pronounced. Gyeonggi Province, with 11,686 units, and Incheon, with 8,019 units, account for the bulk of the total, while Seoul was limited to 244 units across three complexes.
Large-scale branded apartment complexes also stand out in the greater Seoul area. Upcoming offerings include Gyeonggi Gwangju Station Lotte Castle Signature Complex 2 in Ssangnyeong-dong, Gwangju, Gyeonggi Province, with 1,249 units; The Sharp Bundang Highest in Jeongja-dong, Bundang-gu, Seongnam, with 1,149 units; Hanwha Forena Jije Station in Segyo-dong, Pyeongtaek, with 1,098 units; and Acmer Dongtan in Bansong-dong, Dongtan-gu, Hwaseong, with 1,808 units. In Incheon, developers have completed preparations for Citty O'Cel Complex 9 Ocean Park View in Hagik-dong, Michuhol-gu, with 1,949 units; Sangok Station Xi Hillstate & Haneulchae in Sangok-dong, Bupyeong-gu, with 2,706 units; and Geumdan Centreville Grand Foret in Oryu-dong, Geomdan-gu, with 856 units.
Supply growth outside the greater Seoul area is even steeper. Provincial presale volume in September stands at 13,319 units, up 17% from 11,397 units a year earlier and 111% from 6,298 units in the previous month.
By region, Gwangju leads with 3,216 units, followed by Chungcheongnam Province with 2,025, Gyeongsangnam Province with 1,963, Busan with 1,713 and Ulsan with 1,521. Major projects entering presale schedules include Geoje Okpo Housing in Okpo-dong, Geoje, Gyeongsangnam Province, with 1,963 units; All New Champions City Phase 1 in Im-dong, Buk-gu, Gwangju, with 3,216 units; Busan Myeongji A5 in Myeongji-dong, Gangseo-gu, Busan, with 876 units; Grand Lac Eileen's Garden in Yaeum-dong, Nam-gu, Ulsan, with 1,521 units; and Dujeong Station Prugio Grand Peak in Seongjeong-dong, Seobuk-gu, Cheonan, Chungcheongnam Province, with 1,438 units.
