
A low-rise district in Dorim-dong, Yeongdeungpo District, Seoul, set to gain a new subway station on the Shinansan Line, will be transformed into a residential complex of about 1,600 homes rising as high as 45 stories.
The Seoul Metropolitan Government said on the 9th that it had finalized its Fast-Track Integrated Plan for the redevelopment of the area around 133-1 Dorim-dong. The site will be rezoned from a Class 2 general residential zone to a Class 3 general residential zone, clearing the way for a floor area ratio of up to 300%. Building heights will be stepped to account for nearby schools and low-rise housing, with the tallest tower of 45 stories placed at the center of the complex.
The site developed in the 1960s as a residential area serving Yeongdeungpo's semi-industrial zone and is now filled with aging low-rise homes. Internal roads are only 4 to 8 meters wide, and with many sections shared by cars and pedestrians as well as numerous on-street parking spaces, calls have grown for better traffic and pedestrian conditions.

The city drew up the plan to coincide with the emergence of a station area on the Shinansan Line, adding green and pedestrian spaces and reorganizing the road network. A linear forest park will be created along Dorim Intersection Station and the neighborhood's main street. The idea is to link pedestrian spaces so that shade runs continuously along the routes residents use daily.
The road network will also be upgraded. Dorim-ro 112-gil, the main access road, will be widened from a 4- to 8-meter road shared by cars and pedestrians into a 15-meter, three-lane two-way road. Dosin-ro 29-gil will be expanded from a 15-meter, two-lane road into a 20- to 25-meter, five-lane road in step with the development of the Dorim District 1 project.
Neighborhood facilities will be expanded as well. A public health branch will be built north of the new station, and the Dorim police service center will be enlarged and relocated. Neighborhood commercial facilities will be placed around the station area, and open community facilities within the complex.
Kim Chang-gyu, head of the city's Urban Space Bureau, said the Dorim-dong 133-1 area is expected to change significantly with the opening of Dorim Intersection Station and surrounding development. "We have reflected the purpose and principles of the 'right to shaded walkways' so that anyone can walk, wait and rest safely and comfortably even in extreme heat," Kim said.
