
IPARK Hyundai Development is unveiling a 2,299-unit complex in a prime location in Gwangju's old downtown. The company plans to begin sales in October of IPARK Mudeungsan Sky Forest, a project set on a site near Nam-Gwangju Station with Mudeungsan Mountain and the Gwangju Stream nearby, featuring specialized design elements including a sky community and extensive waterfront landscaping.
IPARK Hyundai Development said on the 21st that it will begin sales next month for IPARK Mudeungsan Sky Forest in the area of 633-3 Hak-dong, Dong-gu, Gwangju.
Supplied through the Hak-dong District 4 housing redevelopment project, the complex will span three basement levels to 29 above-ground floors across 19 buildings, totaling 2,299 units. Excluding units allocated to redevelopment association members and rental housing, 1,387 units ranging from 59 to 135 square meters in exclusive floor area will be offered for general sale. By size, the breakdown is 293 units at 59 square meters, 385 units at 74 square meters, 593 units at 84 square meters, 94 units at 101 square meters and 22 units at 120 to 135 square meters.
The complex is within walking distance of Nam-Gwangju Station on Gwangju Metro Line 1. Nam-Gwangju Station is planned as a transfer station for Line 2, scheduled to open in 2027. Road access includes Nammun-ro, Cheonbyeonu-ro and the Yongsan interchange on the Second Ring Road.
Elementary, middle and high schools including Bangnim Elementary School are clustered nearby, and the Bongseon-dong cram school district, Chosun University and Chonnam National University's Hak-dong campus are also close by. Residents will have access to living and medical infrastructure including Chonnam National University Hospital, Chosun University Hospital, Nam-Gwangju Market, the Bongseon branch of E-Mart and the Gwangju branch of Lotte Department Store.
The natural setting is another selling point. Mudeungsan National Park lies to the east, and the Gwangju Stream runs in front of the complex. At the center of the development, the builder plans Serenity Square, featuring an artificial lake and a water tea house, along with landscaping such as a central lawn plaza, a pine forest and a circular walking trail.
The homes are designed with a south-facing layout and four-bay flat-plate floor plans, with parking for 1.61 vehicles per household. A sky lounge and a sky book lounge with views of Mudeungsan Mountain will be built on the 23rd floor of Building 103 and the 21st floor of Building 111, respectively. Community facilities will include an indoor swimming pool, a golf practice range, a sauna, a fitness center and a children's cafe.
Gwangju is not a regulated zone, so not only heads of household but also household members and existing homeowners can apply in the first priority round if they meet the requirements. Applicants must have held a housing subscription savings account for at least six months and meet deposit thresholds that vary by region and unit size.
A model house is scheduled to open in October in the area of 156-19 Nongseong-dong, Seo-gu, Gwangju. Move-in is scheduled for May 2029.
