
Samsung C&T's construction division is bidding for the contract to rebuild Mokdong Complex No. 13 in Seoul's Yangcheon district, teaming up with SMDP, a global architectural design group.
The project would demolish the existing 2,280 units on a 178,919-square-meter site at 327 Sinjeong-dong in Yangcheon district and build a residential complex of 3,852 units, rising up to 49 stories above ground with four basement levels. The estimated construction cost alone comes to about 2.3763 trillion won. Winning the contract would give Samsung C&T its first Raemian complex in Mokdong.
SMDP, the Chicago-based firm partnering with Samsung C&T, has distinctive strengths in mixed-use urban development and top-tier residential facilities. In South Korea, it built its reputation designing flagship high-end residential complexes including Raemian One Bailey, Nine One Hannam and Acro Seoul Forest.
The two companies have a proven working relationship. They are collaborating on the Shinbanpo 4th reconstruction, and their proposals for specialized designs at the Shinbanpo 19th and 25th reconstructions helped secure the builder selections. At Mokdong Complex No. 13, the two plan to deepen that partnership to deliver a landmark design representing Mokdong.
Under the redevelopment plan, the complex will reach a maximum height of 156 meters across 49 stories. The two firms are designing a skyline that considers structural safety alongside optimal living conditions such as natural light, view rights and privacy protection. They plan to form a new Mokdong skyline by adding a distinctive exterior facade that maximizes symbolic presence, along with high-end community amenities. In particular, they will make full use of the site's southern exposure to provide panoramic views, allowing all association members unobstructed sightlines to nearby natural scenery including Anyangcheon Stream and Maebongsan.
"Mokdong Complex No. 13 is a strategic foothold with high symbolic value and ripple effects for the entire Mokdong reconstruction, so we will mobilize company-wide capabilities to develop it into a landmark representing all of Mokdong," said Lim Chul-jin, head of Samsung C&T's housing sales division.
Samsung C&T plans to use Mokdong Complex No. 13 as a bridgehead into the southwestern Seoul market and to commit fully to bidding for redevelopment projects in the area. The goal is to recreate in Mokdong the success of the "Raemian Town" the company built across the Banpo area of Gangnam.
