
Rebuilding plans for the Hansol apartment complex in Ilwon-dong, Gangnam-gu, and the Bando apartment complex in Ichon-dong, Yongsan-gu, have cleared review by the Seoul city government. The two complexes will be rebuilt to 960 and 276 units respectively, adding a combined 474 units from current levels. Rebuilding plans for three aging apartment complexes in Yeomchang-dong, Gangseo-gu, also passed review, bringing the planned unit count across the three project sites to 2,222.
Seoul said on the 29th that its 11th urban planning committee subcommittee on fast-track planning, held on the 28th, approved with revisions the designation of the redevelopment zone and the redevelopment plan for the Hansol rebuilding project. The Bando rebuilding plan and the revised district unit plan for the Seobinggo apartment district were approved with conditions.
The Hansol complex in Ilwon-dong, Gangnam-gu, completed in 1994, will be expanded from 570 units to 960 units in buildings of up to 25 stories. Of those, 79 will be public rental housing. Under the plan, the zoning designation was upgraded from a Class 2 general residential area limited to seven stories to a Class 2 general residential area, with the legal maximum floor area ratio of 249.99% applied.
Given the site's location at the foot of Daemosan, landscape preservation standards were reflected in the building layout. View corridors at least 20 meters wide will be set aside so that the mountain remains visible from key vantage points such as Daemosan Entrance Station, and building heights within those corridors will be capped at 70 meters. Along Gwangpyeong-ro, a five-meter-wide frontage setback will be secured to create a tree-lined street where green space connects with walkways.
The Bando complex in Ichon-dong, Yongsan-gu, completed in 1977 and now in its 50th year, will grow from 192 units to 276 units, including 55 public housing units, through rebuilding. The maximum height is 58 stories. The plan reflects the site's characteristics, located between Ichon Station and Seobinggo Station and bordering the Han River and Hanuri Park to the south.
In Yeomchang-dong, Gangseo-gu, rebuilding plans for Yeomchang Woosung I and II and the Samchully apartment complex were approved with revisions. The three complexes will be rebuilt from 602 units to 986 units, including 224 public rental units, in buildings of up to 39 stories. Seoul eased the floor area ratio standard for the semi-industrial area from 250% to 400% and applied a project feasibility adjustment coefficient. The city also plans to widen roads between the complexes to improve the school route to nearby Yeomgyeong Elementary School and conditions for community bus traffic.
