An aging low-rise neighborhood in Jungok-dong, Gwangjin District, Seoul, will be redeveloped into a residential complex of up to 35 stories with 2,200 homes. The project will create green space and walkways linking the complex to Jungnang Stream, along with added community facilities such as a district service center and a public parking lot.
The Seoul Metropolitan Government said on the 29th that its Urban Planning Committee subcommittee approved, with revisions, the redevelopment plan, district designation and landscape review for Zone A of Jungok 1-dong at a meeting held on the 28th.
Under the plan, the zoning will be upgraded from Class 2 general residential to Class 3 general residential, and a floor area ratio of 299.54% will be applied, reflecting a project viability adjustment factor of 1.53 and public contributions. The complex is planned for a total of 2,200 homes, including 424 rental units.
The area around 254-15 Jungok 1-dong sits near Jungnang Stream and Mount Yongma and Mount Acha, and lies within a 1-kilometer radius of Gunja and Jungok stations on Seoul Subway Line 7. But aging low-rise homes have been densely packed there since a land readjustment project in 1974, and a shortage of roads and community facilities has fueled persistent calls to improve living conditions. The area was selected as a candidate for the city's fast-track planning program in February last year, and the project was confirmed in March this year.
A 6,724-square-meter children's park will be built on the eastern side of the complex, along with green space and walkways extending to the waterfront area of Jungnang Stream. A 20-meter-wide view corridor will also be secured from Jungnang Stream toward Mount Acha. A public complex building connected to the park will house a neighborhood service center and an adult day care center for seniors, while a 89-space public parking lot will be built underneath the park and other areas.
Nearby roads, including Dongil-ro, Gingorang-ro, Myeonmok-ro and Dongil-ro 66-gil, will also be widened. Within the complex, a north-south route to Jungma Elementary School and an east-west pedestrian passage will be created.
