
Dongbu (005960) will begin presales next month for Geumdan Centreville Grand Foret in Oryu-dong, Geumdan District, Incheon. The project is the first in the Geumdan area to be developed under the private park development program, pairing a neighborhood park of about 100,000 square meters with an apartment complex.
Geumdan Centreville Grand Foret will comprise nine buildings ranging from three basement levels to a maximum of 27 stories, with 843 units in total, at 141-1 Oryu-dong, Geumdan District, Incheon, Dongbu said on the 16th. All units will be small to mid-sized, with exclusive floor areas of 59, 74 and 84 square meters. Korea Land Trust is the project developer.
The complex is being supplied as Geumdan's first project under the private park development program. Under the program, a developer turns at least 70% of an urban park site into parkland and donates it to the local government, then builds housing and other facilities on the remaining land.
Next to the complex, Geumdan Neighborhood Park No. 16 will be created on a site of about 100,000 square meters, equivalent to roughly 14 soccer fields. The design will connect decks inside the complex to walking paths in the park to improve access between the residential site and the parkland. Buildings will be arranged mainly facing south, and some units will be designed with views of the park and woods. Whether a unit has such views will vary by building, unit number and orientation.
Nearby schools include Danbong Elementary School and Danbong Middle School. Walking routes to school linked to the park's paths are also planned. The Oryu Wanggil-dong Community Service Center and Danbong Neulbom Library are among the daily-life and administrative facilities located close by.
For transit, residents can use Geumdan Oryu Station and Wanggil Station on Incheon Subway Line 2. The Geumdan Yangchon interchange on the Second Seoul Ring Expressway, along with Bongsudae-ro and Gyeongmyeong-daero, provides access to the Geumdan new town and Cheongna International City. A new arterial road, Route 3-61, linking the Geumdan Yangchon interchange and Bongsudae-ro, is also planned near the complex.
"What sets this apart is that it is Geumdan's first private park development project, built together with a park of about 100,000 square meters," a sales official said, adding that improvements in living conditions, including expanded transit links, are also expected.
The model house will be located at 56-2 Baekseok-dong, Geumdan District, Incheon, and is scheduled to open next month.
