A growing number of high-end residential projects in South Korea are dropping the apartment brands of major construction firms in favor of standalone names that reflect the identity of each site. The aim is to more sharply highlight the symbolic value of a complex's location and the distinctiveness of its product through independent branding.
According to the redevelopment industry on the 14th, Banpo The H Class't, the project rebuilding Districts 1, 2 and 4 of the Banpo Jugong Complex 1 in Seoul's Seocho District, is reportedly discussing whether to remove "THE H" from its name to emphasize the complex's own scarcity value. Independent branding proposals also drew attention in the recent fierce contests for reconstruction projects in Apgujeong. Hyundai Engineering & Construction (000720.KS) proposed "Apgujeong Hyundai," without The H, for Apgujeong Districts 3 and 5, while Samsung C&T (028260.KS) proposed "Cullinan Apgujeong," which does not include its Raemian brand, for District 4. Both won their respective construction contracts.
The practice of dropping builder brands in favor of individual names has already taken root among high-end residential complexes. Nine One Hannam, built by Lotte Engineering & Construction, along with Hyundai Engineering & Construction's PH129 and Eterno Cheongdam, and The Parkside Seoul, currently under development in Yongsan District, are all cited as high-end complexes that have drawn attention without a builder brand.

A mixed-use residential project going up around 95 and 99 Bansong-dong in Dongtan 1 New Town in Hwaseong, Gyeonggi Province, has also settled on a project-specific brand, Acmer Dongtan. A sales official said, "Because we planned it as a hyper-end product completely different from existing apartments, choosing an independent brand came naturally." Janaina Mireiro, a designer who has collaborated with Hermes and Chanel, took part in the exterior design, while European high-end finishing materials were used inside. Construction is being handled by POSCO E&C, which delivered Haeundae LCT in Busan and Brighten N40 in Seoul's Nonhyeon-dong, Gangnam District. The complex will rise up to 49 stories with a total of 1,808 units.
An industry expert said, "A brand is ultimately a means of backing up trust," adding that developers are "choosing the approach that can most effectively convey the identity and competitiveness of the site, taking into account not only location and product quality but also the brand's recognition and credibility."
