Galhyeon 1 District, the largest redevelopment project in Seoul's Eunpyeong-gu, will be developed into a large complex totaling 4,467 units. That is larger than the Sangdo 14-15 District (4,395 units), a representative redevelopment area in Dongjak-gu. Having passed the Seoul Metropolitan Government's integrated review in May, the project has now also completed the process to revise its redevelopment plan, and is expected to gain momentum.
Eunpyeong-gu said on the 24th that the decision to change the redevelopment zone and redevelopment plan for the "Galhyeon 1 District Housing Redevelopment Project" in the area of 300 Galhyeon-dong was finalized and announced through the Seoul Metropolitan Government on the 23rd.
With this announcement, the redevelopment zone area of Galhyeon 1 District expanded to 246,282.83 square meters, an increase of 7,315.93 square meters from before. As eased floor area ratio standards were applied, the supply scale was also confirmed at a total of 4,467 units (including 671 rental units), an increase of 351 units from the previous 4,116 units. The complex is set to be built with six basement floors to 25 above-ground floors, comprising 28 buildings.
Having passed the Seoul Metropolitan Government's integrated review in May and now completing this redevelopment plan revision announcement, Galhyeon 1 District has effectively wrapped up the follow-up administrative procedures needed to begin construction.
The project site's strength lies in its excellent transportation accessibility, as it is adjacent to Yeonsinnae Station, where subway lines 3 and 6 and the Great Train eXpress (GTX-A) pass through. Eunpyeong-gu said that as all administrative foundations are now in place, it plans to continue providing support so that construction can proceed without disruption going forward.
Eunpyeong-gu Mayor Kim Mi-kyung said, "Galhyeon 1 District is a key project site that will change Eunpyeong's future residential landscape." She added, "Since we have raised the level of urban and architectural completeness and established a stable project foundation through the redevelopment plan revision announcement, we will spare no administrative support so that construction can proceed without disruption."
