Hyundai Engineering & Construction is supplying Hillstate Yangsan The Sky, a residential complex being developed in the area of 971 Gachon-ri and 940-2 Beomeo-ri, Mulgeum-eup, Yangsan, South Gyeongsang Province.
Hillstate Yangsan The Sky will be built as two complexes with a total of 598 homes. Complex 1 spans four buildings ranging from four basement levels to 20 floors above ground, with 299 homes in exclusive areas of 68, 84 and 159 square meters. Complex 2 spans four buildings ranging from three basement levels to 20 floors above ground, with 299 homes of 84 and 159 square meters. About 88% of all homes are configured as 84-square-meter units, which are highly favored by end users.
The complex offers convenient travel within Yangsan via Hwangsan-ro and Busandaehak-ro, with good access to Busan and Gimhae through Busan Line 2 Jeungsan Station, KTX Mulgeum Station, and the Mulgeum and Nam-Yangsan interchanges.
Seonam Elementary School is located near the complex, and schools such as Mulgeum Elementary, Mulgeum Middle, Mulgeum High, and Beomeo High School, along with the Gachon-ri academy district, are easily accessible. In addition, the Yangsan Municipal Central Library, which holds about 180,000 books, is located right next to the complex, providing excellent educational conditions.
Amenities and infrastructure are abundant. The Yangsan Central Public Sports Center, which features a swimming pool, gym, indoor golf range, bowling alley, indoor gymnasium, children's sports club, outdoor performance hall, Yangsan Central Gymnasium, and a dedicated volleyball practice court, is located right next to the complex.

Pusan National University Yangsan Hospital, with about 1,200 beds, is also nearby. A variety of conveniences are available, including E-mart (Yangsan branch), Hanaro Mart (Yangsan branch), Lotte Cinema (Yangsan Mulgeum branch), Megabox (Yangsan and Yangsan Jeungsan branches), the Yangsan Intercity Bus Terminal, and Narae Metro City. Obongsan Mountain, Seonam Sports Park, and Yangsan Design Park are located near the complex, making leisure activities convenient.
Except for the penthouses (two units), all homes at Hillstate Yangsan The Sky are designed with a flat-type 4-bay structure, featuring floor plans that maximize storage space with dressing rooms and pantries (or alpha rooms). A ceiling height of 2.4 meters (2.5 meters including coffered ceilings) was introduced to enhance the sense of openness indoors. In the living rooms, excluding the master bedroom, glass railings will be applied instead of conventional steel railings to create an open feel and a sophisticated appearance.
Community facilities include an indoor golf range, fitness center, Hills Lounge, and Study Lounge, as well as 'H Ai Soop,' an eco-friendly indoor play space with a forest theme. To improve transportation convenience for residents, one shuttle bus will be provided free of charge for each complex.
In particular, Hyundai E&C's patented floor-noise reduction technology, the 'H Silent Home System,' has been applied to all units (excluding some other spaces such as pantries and dressing rooms). With facial recognition, residents can automatically open the common entrance door and call the elevator without an access card upon entry. Through the 'my HILLS' app, residents can check and control the status of their home via smartphone, including lighting and heating controls and parking location checks. 'Car to Home,' an IoT system that allows residents to control built-in devices in their living space from their vehicle, is also applied.
A 5% down payment (a fixed first installment of 5 million won) and interest-free interim payments are applied to reduce buyers' initial financial burden. Yangsan is a non-regulated area, so resale restrictions do not apply. The model house is located in the area of 2769-3 Beomeo-ri, Mulgeum-eup, Yangsan, South Gyeongsang Province.
