
A series of apartment complexes touting titles such as "first" and "first in 20 years" are set to launch in Korea's provincial property markets, drawing attention by emphasizing scarcity. Analysts note that complexes with clear symbolism and scarcity have generated buzz and posted high subscription competition rates, even in provincial areas.
According to the housing industry on Friday, Hanshin Engineering & Construction will launch "Changwon Hanshin The Hue Mega Centum" in July through the redevelopment of Hoewon District 2 in Masanhoewon-gu, Changwon, South Gyeongsang Province. The complex spans three basement floors to 27 above-ground floors across 21 buildings, with a total of 2,016 units ranging from 38 to 136 square meters in exclusive area, of which 1,139 units will be offered for general sale. The complex is generating attention as the first new launch in Masanhoewon-gu in four years and the first apartment complex with more than 2,000 units in 20 years. Befitting a large complex, it will feature premium community facilities including a sky lounge, swimming pool, and indoor golf range. Hoewon Elementary School and Masandong Middle School are located in front of the complex, while Shinsegae Department Store and Lotte Mart are situated within a 2-kilometer radius.
HDC Hyundai Development will accept first-priority subscriptions on Monday for "Gimhae Sinmun Central IPARK," supplied in Sinmun-dong, Gimhae, South Gyeongsang Province. The complex comprises two basement floors to 25 above-ground floors across 13 buildings, with a total of 1,379 units ranging from 84 to 128 square meters in exclusive area. The 84B square meter type features a five-bay design, which arranges five spaces such as rooms and a living room along the front, the first such design among apartments supplied in Gimhae. The remaining units feature a four-bay cross-ventilation design and are arranged primarily facing south to enhance residential comfort. Lotte Premium Outlets and Lotte Cinema are within walking distance, and the proximity of Namjangyu IC and Jangyu IC provides good access to Busan and Changwon.
Hyundai Engineering & Construction is currently selling "Hillstate Yangsan The Sky" in Mulgeum-eup, Yangsan, South Gyeongsang Province. The two complexes comprise a total of 598 units in exclusive areas of 68, 84, and 159 square meters. It marks Hyundai Engineering & Construction's first "Hillstate" in Yangsan and the first new apartment in Gachon-ri in more than a decade. The complex will feature an indoor golf range and an eco-friendly indoor play space called "H I-soop." Seonam Elementary School is nearby, and Jeungsan Station on Busan Subway Line 2 and Mulgeum KTX Station provide good access to Busan and Gimhae.
The housing industry also observes the possibility of unexpected subscription results, despite the continued slump in provincial property markets. For example, "Changwon Central IPARK," an "IPARK" supplied in Changwon last December for the first time in 11 years, closed with a high first-priority average competition rate of 706.6 to 1. "The Sharp Geomdan Lake Park," which went up for first-priority subscription on Sunday with the title of the first "The Sharp" brand in Incheon's Geomdan New Town and a mammoth complex of 2,857 units, also drew attention with an average rate of 7.03 to 1 and a high of 15.4 to 1.
"Complexes with clear symbolism and scarcity often establish themselves as landmarks, showing buzz in the sales market and price growth potential in the resale market," an industry official said. "However, not every title translates into a premium, so it is important to comprehensively assess actual value, including location, product quality, and living infrastructure."
