
GUNPO — Redevelopment of the older parts of Gunpo is gaining momentum, with aging residential areas in Dang-dong, Sanbon-dong and Geumjeong-dong set to be transformed into a new housing district of roughly 18,000 units.
At the center of the change is Gunpo District 10. The city said demolition work at the redevelopment project near 781 Dang-dong began on July 13. The redevelopment association aims to complete demolition by the end of this year and break ground on main construction in January.
The district also won approval for a revised project implementation plan on the 18th of this month. Designated as a general commercial zone, the site carries a floor area ratio of 613.09%. Once complete, it will house a mixed-use complex ranging from six basement levels to a maximum of 49 stories above ground, supplying 1,031 apartment units and 396 officetels, studio units used as either homes or offices. Hoban Construction is the builder. The association plans a general sale in the first half of next year, with move-in targeted for the first half of 2031.
Redevelopment projects in Sanbon-dong and around Geumjeong Station are also clearing administrative hurdles one after another. The Sanbon 1-dong District 2 project received project implementation approval in June, and Sanbon 1-dong District 1 followed on Aug. 7. The two districts comprise 954 and 1,765 units, respectively. Next year they are expected to move through management disposal plan approval and on to relocation and demolition.
Other districts that have cleared integrated review are waiting in line. The Geumjeong Station area project with 1,293 units, Geumjeong District 3 with 700 units, Gunpo District 1 with 932 units and Gunpo District 3 with 557 units are preparing to file for project implementation approval in the second half of this year.
Major builders are joining in. Geumjeong District 2 selected Hyundai Engineering & Construction as its contractor in February, and Geumjeong District 4 chose GS E&C in June. Geumjeong District 3 picked Hoban Construction in July. With transit access around Geumjeong Station and rising development expectations converging, the prospect of a branded housing cluster is growing.
Early-stage projects are also increasing. Gunpo District 2 and Geumjeong Station Area District 1 were designated as redevelopment zones in February 2025. The GTX Geumjeong Station Area District 1 has completed designation of its project operator and is preparing to select a contractor. Gunpo District 4 and the Neutiul district have been named candidate sites for public redevelopment and are going through related procedures.
Industry officials say older Gunpo could emerge as a new residential hub in the southern Seoul metropolitan area, backed by improved transit at Geumjeong Station and the scale of its redevelopment projects. With construction at Gunpo District 10 coming into view, the pace of development across the area is expected to quicken further.
