
With large-scale redevelopment underway across Junghwa-dong in Seoul's Jungnang District, Raon Private Centro Junghwa Station, a complex being built through the Junghwa District 3 redevelopment project, will go on presale to the general public in October.
The complex, developed by Raon E&C, will rise at 303-9 Junghwa-dong in Jungnang District, with three buildings spanning three basement levels and 26 above-ground floors. Of 176 apartment units ranging from 45 to 126 square meters, 113 will be offered in the general presale. The development also includes 74 officetel units — studio-style spaces used as either homes or offices — measuring 20 to 59 square meters.
Junghwa Station on Subway Line 7 is about a three-minute walk away, giving residents direct access without transfers to major business districts in the Gangnam area, including Gangnam-gu Office Station, Express Bus Terminal Station and Isu Station. Sangbong Station, served by Line 7, the Gyeongui-Jungang Line, the Gyeongchun Line and KTX trains, is also nearby. Sangbong has been confirmed as a stop on the GTX-B express rail line, targeted to open in 2031, which is expected to benefit the area through expanded regional transit links. The site sits along Dongil-ro and Mangu-ro, allowing easy access to the Dongbu and Bukbu expressways. A project to move the Dongbu Expressway underground through a deep four-lane tunnel, targeted for completion in 2029, is proceeding alongside the development of an ecological park along the Jungnang Stream, which together are expected to sharply improve traffic flow and living conditions.
The units also feature distinctive design. Apartments range from compact 45-, 58- and 59-square-meter layouts to mid-sized 70- and 84-square-meter types, allowing buyers to choose according to household size, while some top-floor units have duplex terrace layouts that expand usable space. The officetel units come in studio, one-and-a-half-room and two-room configurations. The complex will also house the first English-language library in Junghwa-dong.
The area around the site is seeing rapid progress on redevelopment projects covering about 7,000 homes, including rebuilding of aging complexes and Moa Town projects. Once the adjacent Sangbong redevelopment promotion district is completed, the area will be transformed into an emerging residential hub on the scale of a small new town, with roughly 14,000 homes nearby. Market indicators are also favorable. According to the Korea Real Estate Board, the apartment sale price index for Jungnang District stood at 104.26 in August this year, up 8.56 points from a year earlier, and has risen for 16 consecutive months since May last year.
The model house for Raon Private Centro Junghwa Station will be located at 14-13 Yongdu-dong in Seoul's Dongdaemun District.
