Hillstate Godeok Elist, a complex being supplied by Hyundai Engineering & Construction (000720) in the Godeok International New Town in Pyeongtaek, Gyeonggi Province, is drawing attention for its low presale price and differentiated design.
Built on blocks A12 and A65 of Pyeongtaek's Godeok International District, Hillstate Godeok Elist is divided into two blocks. Block A12 will consist of 942 units spanning one basement level to 23 floors above ground, while block A65 will consist of 837 units spanning two basement levels to 27 floors above ground.
By unit type, block A12 comprises 401 units of 84 square meters Type A, 176 units of 84A1, 178 units of 84B, 23 units of 84B1 and 164 units of 84C. Block A65 comprises 500 units of 84A, 155 units of 84A1, 155 units of 84B and 27 units of 84B1. Both blocks consist solely of units with an exclusive area of 84 square meters.
Hillstate Godeok Elist is subject to the price cap on new homes. Presale prices range from 509.32 million won to 584.2 million won.
The Godeok International New Town, where the complex is located, sits next to Samsung Electronics' Pyeongtaek Campus, the company's semiconductor production site. Plans to expand the plant to increase production capacity are under way, and demand from surrounding workers is expected to grow further by the time residents move in.
Pyeongtaek City Hall is scheduled to relocate its new building to the Godeok International New Town. An administrative town centered on the new building and infrastructure for a central commercial district are also planned. Residents will also be able to use the existing infrastructure of the commercial district around Seojeong-ri Station.
For transportation, Seojeong-ri Station on Line 1 and Pyeongtaek Jije Station on the SRT high-speed line are nearby. A stop on the bus rapid transit route circling the Godeok International New Town is set to be built near the complex. Once the Suwon-origin KTX direct connection project, targeted for completion in the second half of this year, is finished, access to Seoul, Anyang, Suwon and other parts of the greater Seoul area is expected to improve.
Around the complex are Ahopgeori Neighborhood Park, Mount Daengdang and Daengdang Park. Minse Elementary and Middle Schools and Songtan High School are nearby, while Godeok No. 3 and No. 8 elementary schools and Godeok No. 6 middle school are slated to be established. An education town where an international school is planned also lies nearby.
The design places many four-bay flat-type units to improve natural light and ventilation. Storage space is secured through a large dressing room in the master bedroom and an entrance pantry, and every unit includes an alpha room, a flexible extra space. Each household is also given a separate private storage room for bulky items such as camping gear and bicycles. Community facilities include a fitness center, an indoor golf practice range, a group exercise room, showers and a small library. A day care center, a senior center and a care center will be placed by block.
"Hillstate Godeok Elist offers a price advantage from the price cap on new homes, a short commute to Samsung Electronics and excellent living conditions all at once," a sales official said. "Based on the premium of the Hillstate brand town, it will establish itself as a new landmark in Godeok."
